When you purchase a piece of real estate like a Holden Beach property, for instance, the listing sheet that the agent holds as well as your contract will state exactly what is included in the sale of the property. Some Holden Beach property is sold completely furnished right down to the doormat while others come with nothing more than the kitchen appliances.
A general rule is that anything that is attached to the structure is included in the sale of the home. Items like light fixtures, cabinets, window treatments, and ceiling fans are part of the structure. Occasionally there is an exception to that but it has to be spelled out clearly in the contract that you sign when you make your offer.
Sometimes out buildings like storage sheds, gazeboes, and greenhouses are on the property. Be sure it is written into the contract whether these stay or go. Just prior to closing on your property you and the agent representing you will do a walk through of the property you are buying. It is at this time you should double check to be sure everything that was supposed to be sold with the house still remains on the premises and that no damage has been done since you last viewed the property.
